Hi everyone, September’s numbers are in. Here’s a quick look at Saskatoon home prices, mortgage rates and what’s ahead for your next move.
September at a glance
September recorded 384 properties sold, 981 active listings and 29 days on market. Single-family home prices were up 5.4% year over year. Average prices were $512,755 for single-family homes, $357,602 for townhouses and $270,905 for apartments.
More homes on the way
Local reporting highlighted 400 housing starts in July, up 24% from a year earlier. More construction should expand future choices, but new starts take time to become move-in-ready homes.

What’s ahead for rates?
The Bank of Canada rate is 2.25%. TD’s September forecast expects it to stay there through 2027, but inflation could change that outlook. The next decision is October 28. Fixed mortgage rates can move even when the Bank holds steady.
Looking toward 2027
CMHC’s summer forecast puts the Saskatoon area’s annual average resale price at $441,500 in 2026 and $460,000 in 2027—about 4.2% growth next year. These are annual averages, not a prediction of how much prices will rise this fall.
